Rental agreement
When you book a holiday property with us we want you to be so satisfied that you will want to book with us again next year. To this end we do our best to provide accurate information to help you choose your holiday. Set out below are the conditions of booking which we would ask you to read carefully since when you make a booking and we accept it a contract is made.
- A deposit of 30 % of the total rental price is payable at the time of booking; unless this is within 10 weeks of the departure date in which case the full amount is payable. This should be accompanied by a fully completed and signed booking form. Cancellation insurance, which is strongly recommended , must also be paid at the time of booking.
- A confirmation / invoice of your booking will then be sent to you. Kindly note that we reserve the right to levy currency surcharges or refunds in the event of a significant change of exchange rates. We can accept payments by Mastercard or Visa, but reserve the right to add 2% to the invoice.
- The final balance must be paid at least 10 weeks prior to departure. Key collection details will be sent out 2-3 weeks prior to departure unless requested earlier.
- Rental prices include the property rental and VAT or foreign equivalent. Extra charges may include: A refundable breakage guarantee , tax de sejour in France( a local tourist tax, levied in some locations ); utility charges, heating, linen hire and cleaning. Please check any such extras at the time of booking.
- Special requests eg Linen hire ( if applicable ) –should be made at the time of booking in writing and ensure that you have our written acknowledgement of the same. Nb. If any of your party are handicapped or have special requirements please advise us.
- Villa Arrival times - these are normally between 1600-1800. Departures before 1000 . Usual changeover day Saturday. Late arrivals may incur extra charges and are not always possible. Unusual hours of arrival or departure must be at pre arranged times otherwise we cannot guarantee entrance to the property until the next working day. Please call the key holder en route if unforeseen circumstances mean a delay.
- If we change or cancel your booking. If for any reason we have to make an alteration to your arrangements we will notify you immediately and try to offer an accommodation of a similar or superior standard. This may be of a lesser , equivalent or greater rental price . Should this not be acceptable we will refund your payment in full. We are unable to accept any liability for any collateral independant arrangments eg flights.
- If you cancel your booking. Cancellations must be confirmed in writing with receipt of acknowledgement. If you cancel up to 90 days prior to departure the deposit is forfeit.( Lost ) Less than 90 days you will be responsible for the holiday balance. We recommend cancellation insurance.
- Property insurance: It is a condition of booking that clients have insurance covering damage to rented property. We can arrange this for you if your normal household cover does not cover this .
- Refundable breakage/security deposits. These are often requested by property owners to cover minor damages etc. In some cases owners are content to hold a credit card number. If we hold the breakage guarantee this will be refunded to you following clearance from the owner.
- Your responsibility
i. to only take the number of persons stated at the time of booking ( up to the maximum occupancy stated in the villa description)
ii. To leave the property in good order and undertake to inform the owner/ landlord of any damage or change to the property
or its contents and pay for the same.
- Complaints. We do our very best to ensure that you have an enjoyable holiday. If you have any complaint the onus is on you to report is immediately to the local contact person or agent so that action can be taken straight away. We cannot accept liability for complains after return to your home country unless they have been reported during your holiday and sent in writing to us within 21 days after your departure.
- Exclusions: All descriptions are given in good faith on information believed to be true. Distances are approximate. Occasionally some repair or maintenance may affect some facility. We are not liable for the breakdown or failure in utility supplies or swimming pools. (please note that the latter are usually open during the summer months only) . Kindly note that many tourist areas are under constant development and can be busy in the season. We cannot be held liable for circumstances that are beyond our control but we will always do our best to help.
- Villa Center AS is a Norwegian Company based in Oslo, Norway. We are happy to take bookings from non Norwegian residents who pay with Visa/ Mastercard which is processed in Norway.
